        <lang class="3" style=".Bodylaser" font="Minion Pro" fontStyle="Regular" size="9">TheReal Estate Regulatory Authority (TG RERA) came to the rescue of software engineer P Krishna Mohan Rao on July 30, helping him secure his flat from a builder who attempted to extract extra money prior to handing over the property. TG RERA authorities issued a strict warning to the developer, directing them to hand over the flat to the buyer immediately while warning that repetitions of such conduct with other flat owners would attract severe financial penalties.</lang>

        <lang class="3" style=".Bodylaser" font="Minion Pro" fontStyle="Regular" size="9">P Krishna Mohan Rao stated that he had purchased a flat from Aaditri Empire near Velimela Exit Number 2 along the Outer Ring Road near Kokapet in 2019, booking two flats in the apartment project. However, statutory permissions encountered delays, causing construction to commence in 2025. He noted that the developers delayed registration with RERA. Although they initially undertook construction for four blocks, the availability of additional land prompted them to apply for permission to construct extra structures. The company initially applied for G+13 floors and subsequently for G+17 floors, but processing encountered unexpected delays.</lang>

        <lang class="3" style=".Bodylaser" font="Minion Pro" fontStyle="Regular" size="9">P Krishna Mohan Rao said that when he approached the developer inquiring about registration dates, the firm issued two letters demanding an extra Rs 5 lakh above the agreed agreement amount. Upon his refusal to pay, the builder stated that property registration would not proceed. Consequently, he filed an official complaint with RERA along with relevant documentation.</lang>

        <lang class="3" style=".Bodylaser" font="Minion Pro" fontStyle="Regular" size="9">P Krishna Mohan Rao claimed that after several hearings, the advocate representing the company admitted to an error on their part and requested time to rectify the situation. He disclosed that the firm also attempted to collect duplicate GST from him. During the hearing, the judge and additional judge strongly objected to double GST collection, questioning whether the company understood prevailing GST laws, before issuing orders prohibiting any additional collections. Having filed his complaint with RERA in September 2025, P Krishna Mohan Rao successfully completed flat registration in March 2026.</lang>

        <lang class="3" style=".Bodylaser" font="Minion Pro" fontStyle="Regular" size="9">Advising home buyers to approach RERA whenever they encounter cheating by realtors, P Krishna Mohan Rao stressed the importance of maintaining proper documentation. He explained that he retained original receipts and documents, ensuring every receipt bore signatures from the company chairman and director. Prior to investing, he verified whether the company was registered with RERA, as mandatory regulatory registration applies to all developer ventures or apartments. He added that the judge issued stern warnings that future complaints from other consumers over similar issues would attract heavy penalties.</lang>
